PLASTER WALLS ADDENDUM
This Addendum is made part of and incorporated into the Lease Agreement dated , 20, between (Lessor) and (Lessee) for the premises located at 1523 St. Andrew St., New Orleans, LA 70130. Where this Addendum and the Lease Agreement differ, this Addendum controls. All other terms of the Lease Agreement remain in full force and effect.
The walls and ceilings of the leased premises are historical or delicate plaster, not modern drywall. Plaster is brittle, prone to cracking, and easily damaged by improper hanging methods, excessive weight, or inadequate hardware. To preserve the plaster walls, Lessee agrees to the following.
Lessee shall not put stickers on, scratch, or make holes in any wall or ceiling, other than small nail holes made as permitted below.
Lessee shall not use any of the following on any plaster wall or ceiling:
• Large nails, framing nails, or spikes.
• Screws, lag bolts, toggle bolts, or plastic drywall anchors.
• Heavy-duty mounting hardware, such as television wall mounts or heavy shelving brackets.
• Adhesive hooks (such as Command Strips), mounting tape, or poster putty. Adhesives frequently pull away the paint and the delicate skim coat of plaster beneath it.
Lessee may hang only lightweight decorative items, such as small framed pictures, posters, or light mirrors, and only with:
• Small, fine-gauge finish nails or tacks (3d size or smaller) driven gently into the wall at a downward angle.
• Professional plaster hooks (for example, Floreat-style hangers) that hold by very thin, tempered steel pins.
No single item weighing more than eight (8) pounds may be hung on any plaster wall without Lessor's prior written consent.
Lessee shall not attempt to patch, spackle, mud, or paint over any nail holes, cracks, or chips upon move-out. Improper amateur repairs to plaster walls often cause more cosmetic and structural damage than the original hole itself.
Any cracking, crumbling, keys breaking (the plaster behind the wall that grips the wooden lath and holds the wall in place), or surface delamination caused by unauthorized hardware, hanging heavy objects, or improper use of adhesives will not be considered ordinary wear and tear. The Lessee will be held financially responsible for the full cost of professional plaster restoration and painting required to return the wall to its original condition. Such repair costs will be deducted from the Lessee's security deposit.
By signing below, Lessee acknowledges having read, understood, and agreed to this Addendum.
